Greater Austin · Relocation

The short answer
Barrett Raven of Raven Residential Group at eXp Realty helps buyers relocate to Georgetown and toured its square, neighborhoods and homes in his February 2025 video. Call or text (512) 855-2713 to discuss your search, tours and the Greater Austin side of your move.
Three things to settle first
- 1 Map your routine. Compare actual addresses with the places you need to reach and test the drive at your usual times.
- 2 Compare the whole home. Review maintenance, taxes, insurance, association charges and the tradeoffs of each neighborhood.
- 3 Plan your remote steps. Agree on tours, offer questions and closing coordination before distance becomes a deadline problem.
Where is Georgetown in relation to Austin?
Georgetown homes sit north of Austin along I-35, and the Georgetown city page offers another way to start your search. That connection can make Austin part of your routine, but the drive is a real cost if you need to make it often. In his February 2025 video, Barrett shows the route on a map and cautions that a daily downtown commute may be a difficult tradeoff.
Here is the deal: a home north along I-35 may give you room away from Austin, but a regular downtown drive is part of the decision. Test the route in both directions at the hours you expect to travel. In his February 2025 video, Barrett used a map app and estimated an hour to an hour and 15 minutes for a Tuesday morning drive downtown.
Georgetown has its own downtown square, which gives you a place to explore, but you may need to drive there from a home farther out. Barrett shows the courthouse and surrounding shops in his February 2025 tour; the Williamson County courthouse on the square was completed in 1911.
What should a relocation agent do for me?
Start your Georgetown search with your move window, payment range and regular destinations. A home near the square and one farther north along I-35 can give you different routines, so compare the drive alongside the house.
Ask Barrett to help narrow the map around your priorities, arrange tours, point out questions raised by a property and discuss the offer process. If you cannot travel for every showing, ask for a live video tour that includes the street, exterior, rooms and details you want to see again. A screen makes a remote look possible, but it cannot replace every sound, smell or in-person impression. Decide what you need an inspector or a visit to resolve.
Before touring, discuss representation, services and compensation. The guide to choosing an Austin relocation agent offers questions to bring to that conversation. Under Texas rules effective January 1, 2026, a written buyer agreement is required before a showing; it must state compensation and disclose that compensation is not set by law and is fully negotiable.
What can I expect from homes near downtown?
Older homes near downtown offer a different choice from newer construction, with age and possible renovation questions attached. In his February 2025 video, Barrett shows the historic neighborhoods south of the square and contrasts their older houses and bungalows with newer communities farther out. The video is a starting point for a search, not a condition report on any particular home.
If an older house catches your eye, ask about its maintenance history, prior work and the condition of major systems. Arrange an inspection and get estimates for work that matters to you. A home with character may be appealing, but a planned repair can change the cash you need after closing. Do not assume a cosmetic update tells you what is behind a wall.
If you want to change the exterior, check the address before counting on a remodel. The setting may be worth the extra review, but it belongs in your decision before an offer. Georgetown historic preservation guidance describes Downtown and Old Town overlay districts and explains that certain work can require a certificate of appropriateness.
What did Barrett show in established neighborhoods?
Cimarron Hills and Berry Creek give you examples of established communities, but their homes, lots and ownership costs need individual review. In his February 2025 video, Barrett describes Cimarron Hills as a country club community with large lots and homes, a golf course and other amenities. More room can be appealing, while a larger house and lot can mean more to maintain and insure.
In his February 2025 video, Barrett estimated typical Cimarron Hills prices at about $1 million to $1.4 million and typical home sizes at about 3,500 to 4,000 square feet. Ask for available homes and comparable sales before deciding what a particular property might cost.
Barrett describes Berry Creek in his February 2025 video as a scaled-back country club community with generous lots, golf and other amenities, farther north and more off the beaten path. Check association documents, fees and the drive from each address. In that February 2025 video, he estimated typical prices at $550,000 to $650,000 and homes around 2,500 to 3,000 square feet.
How should I compare a new build with a model home?
A model home shows what a builder can create, but the furnished version may cost more than the base home. In his February 2025 video, Barrett tours a model near the San Gabriel River and describes its open living area, covered patio and study. In that video, he estimated a base price around $650,000 and upgrades around $250,000.
Ask the builder for the selected lot, plan, included features, upgrades and total price in writing. Walk through the model with that list and mark what is included versus what is a display or paid selection. A feature-rich model can help you imagine daily life, but you need the actual specification to know what you would receive.
Barrett also tours an emerging east-side community in his February 2025 video. A new layout gives you another way to think about space, but construction can affect the move-in experience. Read the guide to having your own agent for new construction before visiting a builder. In that February 2025 video, Barrett described first-phase homes from $318,000 to almost $450,000.
What costs should I check for a specific address?
Here is the deal: Texas has no personal state income tax, but property taxes and insurance still belong in your budget. Unlock MLS reported a $395,000 median residential sale price for Williamson County in September 2026. That is a county figure, not a Georgetown city median. Ask your lender and insurer for estimates on the actual home.
Texas property taxes are locally assessed and administered, according to the Texas Comptroller. For a home inside Georgetown city limits, the supplied 2026 estimate is about 1.84% to 1.90% of taxable value before exemptions and any MUD, PID or emergency services district line. The range depends on the November 3, 2026 Georgetown ISD election, whose result was pending at publication. Check the address-level record and all applicable taxing entities; Williamson Central Appraisal District explains how to file a residential homestead application electronically.
Check association charges and district obligations in the property documents, and ask who supplies electricity and water. A yard offers space, but watering rules and upkeep affect what it costs to enjoy. The Public Utility Commission of Texas explains that city utilities and cooperatives decide whether to participate in retail electric choice.
How do I compare Georgetown with other Austin suburbs?
Compare the square, Lake Georgetown and the I-35 route against the places you visit regularly. More space farther from your destinations can mean more driving. In his February 2025 tour, Barrett shows both the square and Lake Georgetown.
Use the Greater Austin suburbs guide to frame a wider search, then compare asking price, estimated payment, insurance, association charges and repairs for actual homes. For perspective, Unlock MLS put the Williamson County median residential sale price at $395,000 in September 2026.
Georgetown is mainly served by Georgetown ISD, but district lines do not necessarily follow city limits. Confirm the assignment for each address with the district. Barrett shows the historic neighborhoods south of the square in his February 2025 video, where older homes bring maintenance questions alongside their character.
How can I buy and close from a distance?
A remote purchase starts with agreeing on how you will see the home, review documents and communicate. A video tour can narrow the field without another trip, but it also makes it easier to miss a detail outside the camera frame. Ask Barrett to show the approach, neighboring surroundings, storage and any area you want revisited. Keep a written list of questions for the seller, inspector and lender.
When you find a home, discuss price and terms with Barrett, including timing and conditions in the proposed offer. An offer can put your choice in motion, but the written agreement determines the details you need to meet. Ask your lender about financing documents and your inspector about access and findings. For a remote perspective, see the guide to buying an Austin-area home without visiting.
Before closing, ask the title company and lender what signing and identification arrangements are available for your circumstances, and confirm any funds instructions through a trusted contact. The Consumer Financial Protection Bureau closing guide recommends reviewing your closing documents in advance and comparing the Closing Disclosure with your Loan Estimate. Remote coordination can save travel, but it needs clear handoffs and time for questions.
Call or text Barrett to compare Georgetown neighborhoods, schedule a tour or discuss an offer. A remote closing may save a trip, but availability depends on your circumstances, so ask the title company and lender about signing arrangements. The CFPB closing guide recommends comparing your Closing Disclosure with your Loan Estimate before closing.
Frequently asked questions
Can Barrett help me move to Georgetown from out of state?
Yes. Barrett can discuss your needs, help you search Georgetown homes, arrange tours and guide you through property and offer questions. If you cannot attend a showing, ask about a live video tour and decide what you need an inspector or an in-person visit to verify. Discuss closing arrangements with your lender and title company early.
Is Georgetown connected to Austin by I-35?
Yes. Georgetown is north of Austin along I-35. The route gives you a direct connection, but the practical drive depends on the address, destination, departure time and conditions. Test your own likely trips in both directions at the times you expect to travel, and treat a commute estimate as a planning tool rather than a promise.
Can I tour a Georgetown home by video?
Yes. Ask Barrett to arrange a live video tour when a property and its showing arrangements allow it. Request views of the street, exterior, rooms and details that matter to you. Video helps narrow a remote search, but it may not convey sound, smell or condition, so decide what further inspection or visit you need.
Are the prices in Barrett's Georgetown video current?
No. Barrett's February 2025 video includes his estimates for established communities and a model home. Ask Barrett for current listings and comparable sales, and ask a builder for written pricing on the specific home and selections.
Should I buy an older home or new construction?
Choose based on the actual home and the tradeoffs you can accept. An older home near downtown may have character but need maintenance or review of proposed exterior changes. A new build may offer a layout you like, but the model may include upgrades. Compare inspections, written specifications, costs and timing before deciding.
How do I check property taxes and other ownership costs?
Start with the address-level tax record, a lender estimate and an insurance quote. The 2026 Georgetown city-limits estimate is about 1.84% to 1.90% before exemptions and additional district lines, with the Georgetown ISD election result pending at publication. Check applicable taxing entities, exemptions, association charges and utilities for the home.
When should I contact a Georgetown relocation agent?
Contact Barrett when you are ready to map your priorities, compare areas or arrange a tour. You can start before choosing a home or setting a final travel date. Share your move window, comfortable budget, regular destinations and what you want to avoid, then discuss representation and the next steps that fit your situation.
