Greater Austin · Relocation

The short answer

Barrett Raven of Raven Residential Group at eXp Realty helps Greater Austin buyers moving to Pflugerville compare Falcon Pointe and Blackhawk, map I-35 and Toll 130, and plan video tours and remote offers. Call or text (512) 855-2713. Start with the Pflugerville city page.

Three things to settle first

  1. 1 Compare the roads. Map I-35, Toll 130 and Toll 45 from each saved home, including a non-toll route.
  2. 2 Check the school address. Use Pflugerville ISD’s Find My School Map and confirm the campus with the district.
  3. 3 Tour from a distance. Have Barrett show you the street, yard and layout on video before discussing an offer.

Where is Pflugerville and how do the roads fit together?

Pflugerville sits northeast of Austin and south of Round Rock. If you are comparing that area, explore the Round Rock city page too. A regional map gives you a starting point, but it does not tell you how a particular address fits the trips you make every week. In his October 2025 video, Barrett shows I-35 on the western side of his map, Toll 130 toward the east and Toll 45 to the north. He describes Toll 130 as a way around some I-35 traffic and points to Toll 45 and MoPac as another route to consider. TxDOT describes the Austin-area toll roads and their connections. A toll route adds a choice, but it also adds a charge and may not serve every destination equally well. So, map your regular destinations from each Pflugerville address at the times you expect to travel. Compare I-35, Toll 130 and Toll 45, including the toll cost and a non-toll alternative. Keep one comparison sheet per saved home.

What should a relocation agent do before I visit?

Tell Barrett what you love and what you cannot stand about a Pflugerville home: the drive, association rules or work the house needs. A video tour can show the street, yard and layout, while an inspection covers questions a camera cannot settle. Our guide to choosing an Austin relocation agent has more questions for that conversation. Before a showing, discuss the written representation agreement, its services, compensation, term and exit provisions. The Texas Real Estate Commission explains the buyer agreement requirement, effective January 2026. Read the agreement before signing.

Does Pflugerville fit the lifestyle I want?

Pflugerville offers suburban neighborhoods and outdoor options, with a spread-out setting that can mean more driving. Barrett describes a family-oriented suburb and says its relative affordability can appeal to people considering Austin. Here is the deal: a listing price is only the start. Get a lender payment estimate and an insurance quote for the actual home, and verify its taxes and association charges. A yard may be worth a longer drive, but put both on your Pflugerville comparison sheet. Spectrum News reported that Pflugerville went to Stage 3 water restrictions, allowing indoor use only, in March 2026 after repeated breaks in its raw waterline. The city lifted its last restrictions, Stage 1, on August 10, 2026 and returned to its year-round watering rules, as CBS Austin reported; buyers should check the city’s current rules for a specific address.

What should I know about Falcon Pointe and other neighborhoods?

Falcon Pointe and Blackhawk both offer amenities, but the rules and charges deserve a close look. In his video, Barrett shows the Falcon Pointe pools and describes a family-oriented setting; he says he heard from clients that the HOA is active and holds events. The city lists the Falcon Pointe Splash Pad. At Blackhawk, Barrett shows amenity centers, pools, a gym and a golf course. He says the golf course does not come with an automatic free HOA membership. Compare the amenities you would use at Blackhawk with the HOA events Barrett describes at Falcon Pointe. You are going to want to review the governing documents, current dues, exterior rules and known assessments for the actual home. Confirm current amenity access and any separate charges with the association or operator at Falcon Pointe or Blackhawk.

What are Lake Pflugerville and downtown like?

Lake Pflugerville and historic downtown offer different ways to spend time outside, and the drive depends on your address. Barrett shows people walking, fishing and swimming at the lake. The city identifies it as a park on its city parks page. Barrett describes a small historic downtown with coffee, food and drinks. So, visit when you would use it and compare that drive with the trip to Lake Pflugerville. Check city lake rules and conditions before planning a swim.

How do I compare drives from a specific home?

Barrett says a buyer who wants to minimize I-35 use should pay attention to where in Pflugerville they search. Toll 130 and Toll 45 add choices, and tolls add a cost. All right, map work, school, groceries, the airport and your weekend destinations from the actual address at the times you expect to travel. If you cannot visit, have Barrett show you the neighborhood approach on video. There is no two ways about it: a yard or floor plan can come with a drive you dislike. Keep one comparison sheet per saved home for I-35, Toll 130 and Toll 45, including the non-toll alternative.

How can I make an offer and close from a distance?

A Pflugerville purchase from a distance starts with a video tour, an offer plan and an independent inspection. Our guide to buying an Austin-area home without visiting covers the remote process. Confirm signing arrangements with your lender and title company. The Texas Real Estate Commission explains the option period. Its length is negotiated, so follow the option fee and written notice deadlines in your purchase contract, and track them with Barrett.

How do I start my Pflugerville move?

Call or text Barrett at (512) 855-2713 with your timing, budget and daily destinations. Search Pflugerville homes and bring a shortlist tied to your routine. For each serious candidate, use Pflugerville ISD’s Find My School Map and confirm the address with the district if school assignment matters. Verify utilities, insurance and taxes for that home. Bring Barrett a couple of things you love and a couple of things you hate. Maybe Lake Pflugerville matters more than an extra room, or you would trade an amenity center for a different route to work. Start with the address and Pflugerville ISD lookup.

Frequently asked questions

Who can help me relocate to Pflugerville?

Barrett Raven of Raven Residential Group at eXp Realty helps buyers relocating within Greater Austin. Call or text (512) 855-2713 to discuss your search, neighborhood priorities and remote tour needs. Ask how representation works, what services are included and how you will communicate before you begin touring.

Is Pflugerville a good fit for a family?

It may be if the neighborhoods, parks and daily drives fit your household. In his October 2025 video, Barrett describes a family-oriented suburban setting, including Lake Pflugerville and neighborhood amenities. Visit or request a video tour, verify school assignment for the actual address and consider the driving your routine requires.

Can I buy a Pflugerville home from out of state?

Yes, you can plan a search and evaluate homes from a distance, but discuss the details with your agent, lender and title company. Video tours, inspections and document review require coordination. Ask whether remote signing is available for your particular closing and whether travel or special technology will be needed.

Should I choose a home near Toll 130 or Toll 45?

Choose based on your actual destinations and tolerance for tolls. In his October 2025 video, Barrett shows how those roads fit into his map of the area. Compare routes from each address at your expected travel times, including a non-toll option. A road that helps one trip may do little for another.

What should I check about an HOA?

Request the current governing documents and property-specific charges. Barrett describes events and amenities at Falcon Pointe; review access, exterior rules and assessments for the home.

Can I swim at Lake Pflugerville?

Barrett observes people swimming at Lake Pflugerville in his October 2025 video. Check the city’s current lake regulations and conditions before planning a swim.

How do I check a school for a Pflugerville address?

Use the district's address lookup and confirm the result with the district. Do that for the specific home you are considering, rather than assuming its mailing address or neighborhood name determines a campus. Ask the district about enrollment and any questions that matter to your household before relying on an assignment.
