The short answer

Barrett Raven of Raven Residential Group at eXp Realty helps relocating buyers plan their Buda, Texas search. Call (512) 855-2713 to discuss neighborhoods, tours around your visit, and the tax and school questions for each address. I help buyers organize their Greater Austin search, and you're going to want a written agreement in hand before a tour.

Three things to settle first

  1. 1 Set your priorities. Match your budget and daily routine to the actual home and neighborhood.
  2. 2 Check each address. Confirm school assignments, tax entities, district notices and water service.
  3. 3 Interview your agent. Verify the license and understand the written buyer agreement before tours.

What should a Buda relocation realtor help me do?

Your realtor should turn your move into an address-by-address search that fits your budget, family and schedule. Start with homes for sale in Buda and the Raven Buda city page, then tell your agent what you need from the home and what you can spend. A broad search gives you choices, but it can also hide the cost differences between properties.

Ask Barrett Raven how he would organize a remote search, narrow the list and plan tours around your visit. Share the features you love and the things you cannot live with, including your work arrangements, school needs and the amount of yard you want to maintain. A home that looks right in pictures still needs an address-specific review and a closer look.

Your tour plan starts with the dates you can travel. Give the agent your desired moving window and any dates that cannot move. Then ask how frequently you will hear from the team, who will attend tours and how questions get answered when you are out of town. The guide to choosing an Austin relocation agent gives you more questions to take into that conversation. Texas requires a written agreement before an agent working for you shows you a residential property, a rule in effect since January 1, 2026. Get the agreement in hand before your appointment.

What is Buda like for a relocating family?

Buda is a South Austin suburb. In his February 2025 video, Barrett takes you through the Main Street area, with shops and places to eat. That's a place to start exploring, but make the trip at the time you would actually travel to work so you can judge the routine for yourself.

Barrett also visits Buda City Park in the video and describes a playfield, picnic tables and a playground. That gives a family places to play and gather, while the time and travel to use them still have to fit your week. Check current access and amenities before your visit.

Here's the deal: the neighborhood and the address both matter. In the video, Barrett describes Elliott Ranch as established with larger lots. More yard gives you room to play, but it also brings more upkeep and potentially more watering. His video also discusses Hays CISD; give the district the exact address to confirm your assigned campus.

How should I compare homes and neighborhoods?

Compare the actual homes, lots and surroundings against the same short list of priorities. In his February 2025 video, Barrett describes Elliott Ranch as established with larger lots, visits the Main Street area and shows new-construction homes. Use the tour to list places and layouts to investigate, then check what is available now.

A larger yard can give your family room to play, but it also means more space to maintain and possibly water. A home with a smaller yard may leave less outdoor work, while giving you less room for a play area. Ask about restrictions, association documents and the upkeep you would take on before you decide which tradeoff fits.

A model can help you understand a floor plan, but the home you purchase may have different features. Ask for the specific lot, included items, unfinished work and written terms. Raven's guide to having your own agent for new construction explains questions to bring to a builder visit. A larger lot brings more outdoor space and more yard and water upkeep, so compare that cost alongside the floor plan.

How do I check schools for a specific address?

Confirm school assignments directly with the district for each address before you rely on a listing. Barrett discusses schools in his February 2025 video, and identifies Hays CISD. An old rating cannot establish the assignment for your child today. Ask the district about attendance boundaries and any proposed changes.

Give the district the exact address and ask which campus would serve your child, how enrollment works and whom to contact about the programs your family needs. If a home is under construction or the address is new, ask what information the district needs to identify it. Save the response and check again before you make a decision.

A campus that fits your schedule and your child's needs can be a major benefit, but a boundary or program question left unanswered can change the calculation. Talk with the school about transportation, schedules and services that matter to your family. In his February 2025 video, Barrett identifies Hays CISD for Buda schools. Give the district the exact address to confirm the campus.

What property taxes should I check in Buda?

Use dated rates as a starting point, then obtain the complete tax picture for the exact address. The Hays CISD 2025 rate was $1.1546 per $100 of taxable value. The City of Buda rate was $0.3576 per $100 for FY 2025-26. For FY 2026-27 the council adopted $0.3895 per $100(reported Sept. 2026; check the city's adopted budget). It applies only inside city limits.

Hays County adopted $0.4097 per $100 for tax year 2026. These are separate dated components, not a quote for your home or a combined current rate. The city component applies only where the property is inside city limits. Rates differ by address and any MUD or PID, and taxable value and exemptions affect the bill.

Here's the deal: a home that fits your purchase budget still has to fit your ongoing budget. Ask the appraisal district and relevant taxing units for the current taxing entities, taxable value and available exemptions for the property. There's no two ways about it: the city's FY 2026-27 rate of $0.3895 per $100 applies only inside city limits. Ask your lender for a property-specific estimate that also accounts for insurance, association charges and maintenance.

Could a MUD or PID change my costs?

A MUD tax or PID assessment may change the cost of an individual home, so ask for the district information before signing. The Texas Water Code requires a seller of property in a covered water district to provide a written notice before a binding contract; the law describes termination rights if notice is missing and circumstances in which those rights are waived.

The prescribed district notice includes the current tax rate, bond amounts and any standby fee, and explains that a district may impose an unlimited tax rate to pay bonds. Under the Texas Property Code, a seller of property in a covered public improvement district must give notice of the obligation to pay assessments, which may be paid in full or in annual installments.

The TCEQ Water Districts Map Viewer lets you search and view water districts on a map and links to the district database. Use it as a starting point, then ask for the seller's actual notices and confirm the property's obligations. A district may support infrastructure, but its charges belong in your comparison. The prescribed water district notice includes its current tax rate, bond amounts and any standby fee. Ask a Texas attorney about your rights if the notice is unclear.

What should I ask about Buda water?

Ask who supplies the specific home and what rules apply when you move. In a June 2025 report on Buda water planning, Community Impact described supply from the Edwards Aquifer and Canyon Lake and reported that a draft regional water plan projected demand exceeding existing supplies by 2040 without new sources.

The source description is not the whole supply picture: the city also identifies the Alliance Regional Water Authority as a long-term regional supply partner. Ask the city or the property's actual provider for current supply information, watering restrictions and rates. Do not assume that a citywide description identifies the provider for every address.

A yard can give you the outdoor space you want, while irrigation and landscape upkeep add questions to your budget. Ask for the irrigation setup, any association landscape rules and recent utility information if available. The June 2025 water report described Edwards Aquifer and Canyon Lake supplies and a projected shortfall by 2040 without new sources. Ask the actual provider about current restrictions for the address.

How do I vet an agent and prepare for tours?

Check the license and read the buyer agreement before you arrange a showing. The Texas Real Estate Commission FAQ explains how to search a license holder by name or number and review status, expiration, sponsoring broker and any linked disciplinary history. Use that check for any agent you interview.

Since January 1, 2026, TREC says a written agreement is required before an agent working for you shows you a residential property, or before presenting an offer if no property is shown. Review the services, termination date, whether the agreement is exclusive, representation, compensation and how it is determined. Broker compensation is not set by law and is fully negotiable. Ask about the agreement's own exit terms before signing.

Bring a practical checklist to the conversation: Who will handle my search and tours? How will you check tax entities and school assignments? How do you communicate when I am away? What does your agreement cover, and what will it cost? What will you help me confirm about the home and the move? A clear plan helps you use a visit well. The guide to buying an Austin home without visiting covers more remote-search questions. Since January 1, 2026, Texas has required a written agreement before an agent working for you shows you a residential property. Read it before your appointment.

Frequently asked questions

Can Barrett Raven help me relocate to Buda?

Yes. Barrett Raven of Raven Residential Group at eXp Realty can discuss your Buda search, the homes you want to tour and the questions that come with relocating. Tell him your budget, timing and priorities, including schools and yard space. Ask how the team will communicate and what information you should gather before your visit.

Can I start looking for a home before I visit?

Yes. You can review listings and discuss your priorities before traveling. Share the addresses you like and ask for a tour plan that fits your visit. Pictures can narrow your search, but they cannot answer every question about the home, surroundings, school assignment or property-specific costs. Confirm those details before making your decision.

Does every Buda address have the same tax rate?

No. Taxing entities and any MUD or PID differ by address, and taxable value and exemptions also affect the bill. Ask the appraisal district and the relevant taxing units for the current details on a particular property. Dated city, county and school rates are useful context, but they do not make a complete property-specific estimate.

How can I find out which school serves a home?

Contact the school district with the exact address and ask it to confirm the assigned campus and enrollment information. Ask about programs, transportation and any proposed boundary changes that matter to your family. A listing, city name or older video is not a substitute for a current response from the district.

Do I need a written agreement before touring a home?

Generally, yes. Since January 1, 2026, Texas requires a written agreement before an agent working for you shows you a residential property, or before presenting an offer if no property is shown. Read the services, duration, exclusivity, compensation and exit terms. Ask the agent to explain anything you do not understand before signing.

How do I check for a MUD or PID?

Ask for the property-specific district notices and confirm the obligations with the relevant district or responsible office. TCEQ's water district map is a useful starting point for water districts, but a map alone is not a substitute for the seller's notices. Ask about the current rate, assessments and any remaining amounts before signing.

What should I ask about a Buda home's water?

Ask the actual provider about current rates, watering rules and supply information for the address. Also ask about the home's irrigation system and any association landscaping requirements. A yard may offer room for your family, but maintaining it has a cost. Conditions and restrictions can change, so verify them near your decision.
