Greater Austin · Relocation
The short answer
Barrett Raven of Raven Residential Group at eXp Realty can help you move to Kyle, Texas. Call or text (512) 855-2713. Look for a Greater Austin agent who understands this Hays County suburb, plans tours before you arrive, and helps you weigh the full cost of each home. Explore Raven's Kyle city page as you start.
Three things to settle first
- 1 Start with your real budget. Compare the home, financing, taxes, district assessments, insurance and upkeep for the actual address.
- 2 Tour with a purpose. Ask for video of the street, yard and less flattering details, then compare the home with alternatives.
- 3 Put representation in writing. Check an agent's license and understand services, compensation, duration and exit terms before signing.
What should a Kyle relocation realtor do for you?
Here's the deal: Kyle can appeal if you want more home or yard for your money. In my February 2025 video, I pointed to affordability as part of the draw. More space can also mean more furniture, maintenance and utility costs, so compare the whole payment and upkeep with the space you get.
Tell us a couple things you love and a couple things you hate about your current home. We can narrow your Kyle search around your target payment, work space and yard. A larger lot may fit your life, but its usable shape and water rules matter. If schools are part of your move, check the Hays CISD campus assigned to each address before building your shortlist.
So, let's make the search useful before you board a plane. We'll talk through why each Kyle home fits, where it falls short and what needs checking. Our guide to choosing an Austin relocation agent has more questions for that conversation. You should leave with a shortlist and a dated list of what each home still needs.
What does Barrett show in his Kyle video?
In my February 2025 video, I called Kyle one of my favorite Austin suburbs and talked about its affordability. That was my opinion at the time, not a current price comparison. Kyle sits south of Austin, and there's no two ways about it: the travel you need to make is part of the tradeoff. Test your own routes when you expect to use them.
I walked through a model and other homes in that video. I liked the broad entry and covered patio, and the extra room could work as an office or playroom. Here's the deal: the model's landscaping included an upgrade, and another home's yard did not extend as far back. You're going to want to compare the actual home and yard with the model.
I sat down with the builder and asked about available homes and future lots. That conversation belongs to February 2025, so the video's prices, promotions and availability are not a quote for your move. Get the current details in writing and compare the included features, lot and contract for each Kyle home.
How can you tour Kyle homes from another state?
You're going to want to see the Kyle street and backyard on video before you fly out. A live tour can narrow your search, though a camera cannot show everything you would notice in person. Have us start outside, show the neighboring properties and walk from the front door through each room, including the windows, storage and yard.
Use the same checklist for every Kyle home. Where would your desk go? Will your furniture fit? How much of the yard can you actually use? In my video, a yard looked different from the model's even though both homes had covered patios. Get a floor plan or measurements for anything essential.
Video can save a trip, but you still need a plan for inspections, access, documents and deadlines. If you want an in-person visit, build it into the schedule before you offer. Our guide to buying an Austin-area home without visiting walks through the process. Finish each tour with a shortlist and a list of unresolved questions.
Should you compare a builder home with a resale?
Compare a Kyle builder home and a resale against the same needs and budget. A new layout may fit your life, but the model's finishes or landscaping might cost extra. A resale lets you see its existing yard and features, while its condition and future maintenance need a close look.
For a builder home, get the included features, selections, lot details and anticipated timing in writing. In my February 2025 video, the model had upgraded landscaping and the next home's yard was different. If a builder offers an incentive, have your lender compare its conditions and the complete financing package with an alternative.
For a resale, review the seller's disclosures, condition of systems and work you may want to price. Put the actual homes side by side, not just their photos. Our guide to using your own agent for Austin-area new construction can help you prepare. Your decision comes down to the specific lot, included features and cost of the work you want.
What taxes and district costs should you check?
Check the tax and assessment details for the exact Kyle address before deciding what fits your budget. The Hays CISD resolution adopted a rate of $1.14 per $100 for 2026, compared with $1.1546 in 2025. The City of Kyle's FY 2026-27 budget page states a city rate of $0.5460 per $100. Adding Hays County($0.4097) and Austin Community College($0.103643), an in-city Kyle home in Hays CISD carried about $2.20 per $100 in 2026 before exemptions and any PID, MUD or ESD line. This estimate combines rates with different levels of confirmation. Check the address's tax bill.
Rates differ by address and any MUD or PID. Ask for the property's tax record, applicable taxing entities, exemptions and any separate assessments. A municipal utility district can fund services, but its taxes or fees can affect the cost of ownership. The Texas Water Code's district notice provisions describe the written notice required for covered property and the information it contains. Read the notice and ask your agent and a qualified adviser what it means for the home.
A public improvement district can fund improvements, but an assessment can add to your obligation. The Texas Property Code's PID notice addresses the obligation to pay assessments. Review the seller's notice and the applicable assessment information. Kyle has published 2026 plans for Plum Creek North and 6 Creeks PIDs, but the notice and city records must establish whether a particular property is included. The TCEQ Water Districts Map Viewer lets you search and view water districts on a map and links to the district database. Use the relevant records to establish the property’s status: the map does not settle a PID question. Your Kyle comparison should include the tax bill and any separate PID assessment.
What should you know about water and a larger yard?
A larger yard gives you more room outside, but it also brings landscaping and water costs. The City of Kyle drought page, checked November 8, 2026, showed Stage 3. Manual watering was allowed any day from 7 p.m. to 10 a.m.; automatic sprinklers were limited to the designated day once a week from 8 p.m. to 5 a.m.; drip irrigation was limited to once a week from 7 p.m. to 10 a.m. No watering was allowed from 10 a.m. to 7 p.m. Rules can change, so check the current schedule and the provider for your address.
If a pool, garden or extensive lawn is central to your Kyle plans, talk with the water provider about current rules and the upkeep your plans involve. More outdoor space is useful only if the ongoing work and water restrictions fit the way you live.
On your tour, look at the boundaries, slope, drainage and landscaping. A covered patio can make outdoor space useful, but the upgraded landscaping I showed in the February 2025 model does not establish what comes with another home. Compare the written specifications and the cost of the yard changes you want.
How do you vet an agent and understand the agreement?
Start with the Texas Real Estate Commission's consumer guidance and license search. Check status, expiration, sponsoring broker and any linked disciplinary history. Then talk through who will conduct your Kyle video tours and how you will hear about both the strengths and problems of a home.
Since January 1, 2026, TREC explains that a written agreement is required before a license holder working with a residential buyer shows a home or, if no home is shown, before presenting an offer. The agreement must address services, its termination date, whether it is exclusive, representation, and compensation and how it is determined. Broker compensation is not set by law and is fully negotiable. Get a copy early so you have time to discuss the terms.
Representation gives you a defined working relationship, and the obligations deserve your attention too. Discuss what happens if your Kyle search changes, how the agreement can end early and which services and costs are covered. If a provision is unclear, get an explanation and legal advice when appropriate. Your decision rests on the written services, compensation, duration and exit terms.
What should you ask before making an offer and moving?
All right, before you make an offer on a Kyle home, build a plan from the search through closing. Keep the unanswered questions attached to each address:
Search and tours: Which Kyle homes fit your budget and what is the downside of each? See the street, yard, storage and rooms on video, and identify what needs an in-person visit. Check the Hays CISD campus for the address if schools matter to your household. Home and costs: Compare what's included, what needs work, taxes, district assessments, insurance and upkeep. Representation: Review the services, compensation, duration and exit terms in your agreement.
Offer and closing: Review the terms, deadlines, inspections and document coordination. Your lender and title company can explain which signing and closing arrangements are available for your transaction. If you need to sell first, discuss the timing and what happens if either transaction changes. Reach out to us: give us a call, shoot us a text or send us an email with your Kyle shortlist and the questions still attached to each home.
Frequently asked questions
Can Barrett help me move to Kyle from out of state?
Yes. Barrett Raven of Raven Residential Group at eXp Realty can discuss your Kyle search, arrange tours and help you plan the purchase while you are away. Tell him your timing, budget and what you need to see. Video can narrow a search, but decide what you need to inspect or verify personally before making an offer.
Can I buy a Kyle home without visiting it?
A remote search is possible, but decide how you will handle inspections, documents and any visit before you offer. Ask for a live video tour that covers the street, yard and details beyond the listing photos. Your lender and title company can explain which signing and closing arrangements are available for your particular transaction.
Is a builder model the same as the home I will buy?
No. A model shows a particular layout and may include upgrades or landscaping that are not included elsewhere. Ask for the selected home's written specifications, lot details, options and price, then compare them with the model. Confirm the timing and contract terms before relying on a feature or a completion date.
Do all Kyle homes have the same tax bill?
No. Rates and assessments depend on the address and its taxing entities, exemptions and any applicable district. Ask for the property's records and the seller's MUD or PID notice when applicable. Have a qualified adviser help you understand the bill and any separate assessment before using it in your budget.
Should I check Kyle water restrictions before buying?
Yes. The city reported Stage 3 drought restrictions as of November 2026, and rules can change. Check the current city guidance and identify the provider for the property. If a lawn, garden or pool matters to your household, ask how current rules and maintenance costs affect your plans for that specific home.
Do I need a written agreement before touring?
Generally, yes. TREC says a license holder working with a residential buyer must have a written agreement before showing a home, under the rule effective January 1, 2026. If no home is shown, the agreement is required before an offer is presented. Read the services, compensation, duration, exclusivity and exit terms before signing.
What should I send Barrett to start a Kyle search?
Send your desired timing, budget, preferred layout and the things you love and dislike about your current home. Include any listings you want to discuss and whether you need to sell a Greater Austin home first. Flag questions about travel, yards or remote tours so the search can focus on what matters to you.
