Greater Austin · Relocation
The short answer
If you drive into Austin most days, Round Rock is the closer of the two starting points; Barrett says he would not move to Georgetown for a regular or daily Austin commute. If you go in once or twice a week or work remotely, Georgetown is the town Barrett ranked first in his April 2026 video. Barrett Raven of Raven Residential Group at eXp Realty helps relocating buyers make this choice. Compare the Round Rock city page and Georgetown city page, or call or text (512) 855-2713.
Three things to settle first
- 1 Start with your drive. Closer to Austin can matter every workday; farther north can be worth it if your routine allows it.
- 2 Visit the centers. Compare the downtowns with the actual neighborhoods and homes you would consider.
- 3 Use your own budget. Compare current listings and address-specific costs, not a video price as a current quote.
Where are Round Rock and Georgetown in relation to Austin?
Round Rock is the closer stop, and Georgetown is farther north along I-35. In his April 2026 video, Barrett describes the northbound sequence as Pflugerville, then Round Rock, then Georgetown. The Pflugerville city page gives you another point of reference, but the question here is which of the other two fits your life.
Round Rock gives you a closer starting point for Austin amenities, with a suburban setting that still feels separate from Austin. Georgetown gives you the identity of a place Barrett describes as its own town, with more distance to cover when Austin is where you need to be. A map is useful for the order of the places, but a pin alone cannot tell you what your particular drive feels like.
On Barrett’s April 2026 map, the northbound order is Pflugerville, Round Rock, then Georgetown. For a useful I-35 comparison, drive from a home you would consider to your Austin destination at your usual travel hour. Ask for a current route estimate for each address; a town name cannot supply a reliable drive-time range.
What does Barrett say about Round Rock?
Round Rock was fourth on Barrett's personal list in his April 2026 video. He says people come for access to Austin amenities without paying Austin prices, but that access still comes with a suburban setting and a drive when the thing you want is in Austin.
In the same video, he estimated about $500,000 to $550,000 for a relatively new or brand-new home with four bedrooms and three to three and a half bathrooms. That was his April 2026 opinion about a particular kind of house, not a current price quote or a citywide average. Search current listings and ask about the actual home, condition, lot and terms before using a number in your plan.
Barrett describes a downtown with older buildings and local shops, surrounded by newer suburban development. He also says the downtown feel is concentrated around that center. If a walk around older storefronts is part of your ideal day, visit the exact neighborhood you can afford as well as the center you enjoy.
Why did Georgetown rank first for Barrett?
Georgetown was first on Barrett's personal list in his April 2026 video because he values its distinct identity, downtown and Lake Georgetown, but he also names the longer trip into Austin and getting around town as real drawbacks.
In his video, Barrett says he once viewed Georgetown as a little town too far away. After visiting for clients, he changed his mind. He describes a downtown with local shops, cafes and restaurants and a town that feels like its own place. Lake Georgetown is another feature he points to. You still need to see whether the homes and routes that fit your budget put those places into your normal routine.
In his April 2026 video, Barrett says that if you have to commute into Austin regularly or daily, he would not move to Georgetown; he sees it fitting people who go in once or twice a week or work remotely. He also describes growing pains and frustrating trips within town in the video. Test the route from the actual address, including the local trip you would make after work.
How should I compare the I-35 drive?
Drive both routes at your real travel hour before choosing the town. Round Rock puts you closer to Austin, but Barrett says I-35 is difficult to avoid for many trips; Georgetown gives you the place he loves, but adds distance when you need to go south. Neither statement supplies a reliable commute time for your address.
Start at a home you could actually buy, then drive to your workplace and back at your normal travel times. Check a current route estimate for each address. I-35 and your actual schedule matter more than a townwide estimate.
Here is the deal: in his April 2026 video, Barrett says he would not move to Georgetown for a regular or daily Austin commute. If you go in once or twice a week or work remotely, he sees more room to enjoy Georgetown’s downtown and Lake Georgetown.
How do the downtowns and daily routines compare?
Round Rock has an older downtown within a broader suburban setting; Georgetown offers the distinct downtown identity Barrett describes, with the cost of living farther from Austin. Walk both centers and visit the neighborhoods where you would shop for a home.
In his video, Barrett describes Round Rock's older buildings and local shops as concentrated in and around downtown. He describes Georgetown's downtown as a place with local shops, cafes, restaurants and bars. Visit at the time you would use them and decide whether the atmosphere fits you. A place you enjoy on a visit may be less useful if it is well away from the home you choose.
Ask about practical details at the address too. The Round Rock water conservation page showed year-round rules when read November 5, 2026; the Georgetown Water Utility page showed Stage 1 restrictions when read November 4, 2026. Rules can change, and service areas matter. For your yard, the difference was year-round rules in Round Rock and Stage 1 in Georgetown on those respective dates.
What kinds of homes should I compare?
Barrett describes newer suburban development around Round Rock’s downtown in his April 2026 video. That setting is the tradeoff if the older downtown atmosphere is what brought you there.
In his November 2025 video, Barrett estimated Georgetown entry-level homes at $430,000 to $475,000, his opinion at the time rather than a current quote. In his April 2026 video, his Round Rock example was $500,000 to $550,000 for a relatively new or brand-new four-bedroom home with three to three and a half bathrooms. These are different home descriptions, so compare current listings with similar features before drawing a price conclusion. Texas has no personal state income tax, but property taxes still belong in your budget. The Williamson County tax table and unofficial school election results support 2026 nominal rates of $1.83659 per $100 for a Round Rock home in Round Rock ISD and $1.835314 for a Georgetown home in Georgetown ISD. On $500,000 of taxable value, that is about $9,183 and $9,177 respectively, before exemptions and any MUD, PID or emergency services district charges. These examples are nearly identical, but exemptions and district lines vary by address. Confirm the school district and campus with the district; some addresses fall in other districts.
Check insurance, association documents and district notices for each home. A municipal utility district, or MUD, can add a tax line; a public improvement district, or PID, can add an assessment. The TCEQ water district map can help identify a district by address. Ask for its notices and applicable charges.
Which town fits the way I live?
Round Rock may fit if getting closer to Austin is central to your routine and you are comfortable with a suburban setting and a trip on I-35. In his April 2026 video, Barrett says that if you have to commute into Austin regularly or daily, he would not move to Georgetown; he sees it fitting people who go in once or twice a week or work remotely. Georgetown offers the downtown and sense of identity he values, along with the local travel he describes.
Write down what you need often, not just what sounds appealing on a weekend. If your work is remote or your Austin trips are once or twice a week, spend more time testing whether Georgetown's town center and Lake Georgetown belong in the life you want. Visit both places and test your routes.
Compare the homes as well as the centers. A home closer to downtown may differ in condition or features from another on your list. Barrett’s April 2026 rule gives you a place to start: for a regular or daily Austin commute, he would not move to Georgetown; once or twice a week or remote, he sees it fitting. If you commute daily, Round Rock is the closer of the two, so time that drive from a real address.
How do I start comparing homes in both towns?
Start with one budget and a short list of nonnegotiables, then tour both towns against the same list. Include the cash you want to keep after moving, the payment you are comfortable discussing with your lender, and the places you need to reach. A home can be attractive and still leave you with a trip or a monthly cost that does not work.
Ask your lender to compare current financing for actual properties, and check the address on the FEMA Flood Map Service Center. Ask the seller or agent for applicable district notices; Texas Property Code addresses notice of public improvement district assessments. Verify the details for the specific property instead of applying a townwide assumption.
Before a residential showing, review the written agreement with your agent. The Texas Real Estate Commission explains the requirement and the negotiable compensation disclosure. Ask about services, term and how the agreement ends. If you are relocating from a distance, our guide to buying without visiting covers planning questions; ask your lender and title company what is possible for your closing.
Bring your notes from both drives and tours. Compare the homes against the same budget and the Austin trips you expect to make each week.

Round Rock is closer to Austin along the northbound I-35 sequence Barrett describes in his April 2026 video. Georgetown sits farther north. That gives you a useful map comparison, but it does not give you a commute time from a particular home. Drive your own route at the hours you expect to travel.

Does Round Rock have a downtown?
Yes. Barrett describes older buildings and local shops around downtown Round Rock in his video, with newer suburban development surrounding that area. Visit the center and then drive to the actual homes you would consider. The downtown atmosphere he describes is concentrated around the center, so proximity matters to how often you use it.
Is Georgetown practical if I work in Austin?
In his April 2026 video, Barrett says that if you have to commute into Austin regularly or daily, he would not move to Georgetown; he sees it fitting people who go in once or twice a week or work remotely. Test the trip from a realistic home address at your actual work hours, including the return, before deciding.
Can I use Barrett's video price as my budget?
Use it only as dated context. In April 2026, Barrett estimated $500,000 to $550,000 for a particular relatively new or brand-new Round Rock home in his video. It was his opinion at filming, not a current market figure. Compare current listings and get property-specific financing, insurance and other cost estimates.
What should I check before touring homes?
Set a working budget, identify the routes you need and review the written buyer agreement with your agent. Ask about its services, term, compensation and exit terms. Choose homes in both towns with similar features, then allow time to drive the surrounding area and visit the places you would use in a normal week.
How can I check costs for a specific home?
Ask your lender for a current property-specific financing estimate and an insurer for a quote. Request association documents and applicable district notices, and check the address with the relevant district and utility. Costs and rules can vary by property and change over time, so do not rely on a general city comparison as your final calculation.
