If you are moving to Austin Texas and you want a neighborhood that feels family-friendly, gives you strong schools, and still keeps downtown Austin within reach, this west side community deserves a serious look.

What stands out here is the combination. We get Hill Country scenery, a quieter tucked-away feel, practical commute access off Highway 71, and homes that range from sensible and efficient all the way up to full-on upscale luxury. That mix is harder to find than people expect when they start moving to Austin Texas.

We are talking about a west Austin neighborhood with an Austin address, positioned between Bee Cave and Dripping Springs. It has the kind of setting that makes you feel removed from the city without actually giving up the city. And for a lot of families, that is exactly the sweet spot.

Some neighborhoods lean heavily into luxury. Others are all about affordability. This one is interesting because it does not force us into just one lane.

The first home is the one we would call the sensible pick, and honestly, that is a compliment.

This is a one-story plan centered around an open kitchen, dining, and living area. Right away, the layout feels generous where it counts. One thing that often drives us crazy in newer construction is how tight the walkways can get. You open the front door and the hall is narrow. The gap between the island and the cooking wall is narrow. Two adults trying to use the kitchen at once suddenly feels like a contact sport.

That is not the case here.

The kitchen has breathing room. The island is big, the sink is built into it, and there is enough space between surfaces that multiple people can move around without constantly bumping into each other. For family life, that matters a lot more than flashy features.

Storage is another win. There is plenty of cabinetry, a dedicated coffee bar area, and a pantry that is much larger than we would expect for a home in this size range. That pantry alone gives the house a little extra practicality that makes everyday living easier.

The dining area and living room still feel open, but they are not just one giant undifferentiated box. There is a little separation between the spaces, which gives the layout more character. We still get flow, but not at the expense of definition.

The living room is not enormous, but it is completely usable. A sectional fits. A couple of chairs fit. There is enough room to make it comfortable without wasting square footage on space that sits empty.

The primary suite keeps the same practical theme

The primary bedroom is more long than wide, but it fits a king bed comfortably. Again, the theme here is balance. This builder is not trying to create giant showpiece homes in this section of the neighborhood. They are building quality homes that make sense for real households.

The primary bath has double vanities, a soaking tub, a walk-in shower, and a linen closet. Nothing about it is excessive, but it feels complete. The closet follows the same idea. It gives us enough room for two people without pretending to be a boutique dressing room.

The backyard is the surprise favorite

For this first home, the backyard may be the best part.

The deck is extended, with part of it covered and part of it open. That is a great setup because we get shade when we want it and open sky when we do not. It feels built for morning coffee, family dinners outside, and casual entertaining.

Then we step down into the yard and realize the real draw. The lot backs up to trees and green space, which gives the whole property a more peaceful, private feel. The yard itself is not massive, but it is plenty functional for kids, dogs, and everyday outdoor use.

A flexible front room adds more value

Back toward the front of the house, there is a large study or office space that could easily serve as a playroom, reading room, homework room, or second living area depending on what our household needs most.

There is also a proper utility room with folding space, a mudroom transition from the garage, and a coat closet. All of those smaller details help this home live well day to day.

The second home takes things in a more upscale direction, and this builder definitely knows how to create moments that feel special.

The living room sets the tone immediately with a floor-to-ceiling brick fireplace. That one detail gives the whole space warmth and presence. The room itself is not absurdly oversized, but it feels polished and intentional.

The kitchen is where this builder really starts to separate itself. We get a huge island with one countertop material, then a darker, moodier surface on the cooking side. The contrast in finishes and cabinetry gives the room more design personality than the standard all-white approach.

And once again, the circulation space works. There is enough distance between the island and the range wall to make the kitchen actually enjoyable to use.

Off the kitchen is a butler's pantry that functions almost like a second prep and beverage zone. It includes extra storage, a wine cooler, coffee station potential, and then leads into a true pantry in the back. For anyone who entertains or simply likes to keep the main kitchen cleaner, this setup is excellent.

This home includes a two-car garage plus an additional one-car tandem area. That extra stretch of garage space is the kind of feature people end up loving because it can become a gym, workshop, gear storage area, or hobby zone without giving up regular parking.

The utility room is especially well thought out. We get folding counters, storage, a sink, and one standout feature that dog owners will appreciate immediately: a dedicated dog washing station.

There is also exterior access through the utility room, which would be especially handy if a future pool ever goes in. People could come in, dry off, and head straight toward the back bath area without trekking through the whole house.

The outdoor living setup feels built for Texas

The lot is not huge by custom estate standards, but it is a very usable size. It stays in that same practical sweet spot this neighborhood seems to do so well.

The primary suite feels appropriately elevated

The primary bedroom in the upscale home is genuinely large. A king bed looks small in it, which tells us pretty much everything we need to know. There is direct exterior access too, so stepping onto the patio in the morning would be easy.

The bathroom is tasteful rather than flashy. Double vanities are set at different angles instead of being crammed side by side, there is a freestanding tub, and the shower is big enough to feel luxurious without being silly. The toilet room also has real breathing room, which tall people will absolutely notice.

The closet keeps going farther back than we expect at first glance. It is substantial and much more in line with what buyers usually hope for at this price point.

Upstairs is where this builder really gets fun

One thing this builder seems to consistently do well is create upstairs spaces that feel intentional for family life. This is not just a couple spare bedrooms thrown over the garage.

Upstairs, there are three additional bedrooms and dedicated bathrooms for each. Some are attached directly, and another has a nearby bath that clearly functions as its own. The rooms are bright, airy, and comfortably sized.

Then we get to the real highlights: the game room and the media room.

The game room is large enough for a ping pong table, pool table, or a full hangout setup. It also has a built-in beverage and snack zone with cooling storage and microwave convenience. This is the sort of area families actually use, especially once kids get older and start wanting their own gathering space.

The media room is dark, moody, and exactly what we want for movie nights. It is enclosed, comfortable, and centered around a very large screen. This builder clearly understands that if we are going to include a media room, it should feel like a real media room.

And then there is the upstairs patio. That space may be the biggest lifestyle flex in the entire house. Covered, elevated, and open to Hill Country views, it is the kind of place where coffee, reading, journaling, or simply doing nothing would all feel like excellent uses of time.

What Living in West Austin Is Really Like

When people are moving to Austin Texas, location questions usually come down to tradeoffs. Do we want city access or peace and quiet? Better schools or a shorter commute? More land or more convenience?

This area does a nice job of balancing those.

The neighborhood is in far west Austin, off Highway 71, between Bee Cave and Dripping Springs. It has an Austin address, but the setting feels much more secluded than central neighborhoods. Downtown Austin is roughly 22 miles away, which means we are not right on top of it, but we are close enough to reach it without it becoming a major expedition.

That is a major reason this area gets attention from buyers moving to Austin Texas. We can access what we want from the city while coming home to a quieter Hill Country environment.

Schools, Amenities & Neighborhood Lifestyle in West Austin

The school district is one of the headline features here.

This neighborhood is zoned to Lake Travis ISD, and that carries weight. In the Central Texas area, it has a strong reputation academically and athletically. For a lot of families moving to Austin Texas, the school assignment alone is enough to move a neighborhood onto the short list.

Convenience is also better than people might assume for a west Austin location. The Hill Country Galleria is only about six minutes away, which means shopping, groceries, dining, and everyday errands are close by.

The HOA cost is notably reasonable for this part of town at $999 per year. That is especially worth noting because some comparable west Austin neighborhoods can carry dramatically higher HOA fees.

And the amenities are solid:

Another plus is scale. This is not one of those giant master-planned communities with thousands upon thousands of rooftops. The total homesites are only in the few hundreds, which gives the neighborhood a more compact and boutique feel.

If you are moving to Austin Texas, this is the part where we want to know whether the numbers line up with the lifestyle.

Builder one pricing

The first one-story home shown was a 3 bedroom, 2 bath home with an office and 2-car garage, measuring 2,226 square feet. That particular model had already sold at $645,000.

The builder was near closeout in the neighborhood, with only six completed homes remaining. Available inventory ranged roughly from:

  • $598,000 for a 3 bedroom, 2 bath home
  • Up to just under $700,000 for a larger 5 bedroom, 3 bath home around 2,800 square feet

That is a pretty compelling price band for west Austin, especially when paired with Lake Travis ISD and the Hill Country setting. These are not mega-luxury homes, but they look like quality, functional homes at what feels like a reasonable entry point for the area.

Builder two pricing

The luxury model shown measured 4,689 square feet with 5 bedrooms, 5 and a half baths, and the 2-car plus tandem garage setup. That home was priced at $1.2 million on a 75-foot lot.

For the builder's 70-foot lots, plans started around $946,000 for a one-story plan a little over 3,100 square feet, and went up to around $1.1 million for larger two-story options near 4,100 square feet.

For 60-foot lots, pricing started around $800,000 for a one-story home just above 2,200 square feet with 4 bedrooms and 3 baths, and climbed to about $925,000 for a larger two-story plan around 3,800 square feet.

So the broad takeaway is simple: in this neighborhood, we are roughly looking at a range from the high $500,000s to around $1.1 million plus, depending on builder, lot width, and plan size.

This neighborhood makes a lot of sense for people moving to Austin Texas who want:

  • Family-friendly atmosphere with a more connected neighborhood feel

It may be less ideal if we want to be in the middle of central Austin action every day, or if we are specifically chasing the biggest possible lots and estate-style spacing. But for many households moving to Austin Texas, this is the kind of place that lands right in the middle of what matters most.

That is really the word that keeps coming up here: sensible. Not boring. Not stripped down. Just well balanced. And in a market where plenty of neighborhoods overpromise, that balance is refreshing.
